Sussex Square Governing Documents include the Articles of Incorporation, Declaration, and Bylaws.
Also included here are some architectural guidelines that were approved at it’s inception to help owners follow the bylaws in replacing with like kind and like color. Recent years owners have deviated from the architectural schemes originally designed into the community. It’s time to return to the original to eliminate any confusion and additional work of the Board.
Governing Documents Overview
Articles of Incorporation are the state registration documents that form the corporation of Sussex Square Condominium Council, Inc. These documents are registered with the state and establish the corporation within which the administration can be executed.
Declaration is the document that declares the property of the community and the property of each individual owner. It defines the shares distributions for each type of owner as well as defines common elements of the property and assigns the responsibility of maintenance and repair across all elements of the condominium property. In this document will also be the boundaries outlining each unit and thus defines what parts the owner owns.
Bylaws will define responsibilities for administering to the condominium property.
There exist also state statutes that govern Common Ownership Communities and in particular Condominium communities. Those statutes can be found under the Real Property article in the State statutes under Title 11 Condominium. (There is a title for each type of common ownership community – Home owners – Title 11a, and co-ops – Title 11b.)

Color Schemes – 2025
The color schemes in the document below are based on the original colors and paint colors as defined by the original manufacturer (Duron Paints) and listed in the document. The new colors are the new replacement colors as defined by Sherwin Williams (SW) which replaced Duron Paints. Also some suggested new colors are listed. The BOD has not yet decided on new colors, only on the original colors as listed in the attached and as per the Bylaws Article VII Section 1 (a) which states “… Any maintenance, repair and/or replacement shall be done in conformity with the original architecture, color, and decor of the Condominium.” Please note that white doors were NOT the original colors. Previous management companies were making things up.
