2026 Budget For Council Review
Below is the budget for 2026 for your review. On November 18, 2025 the Board voted to keep the assessments the same and have the insurance increase be absorbed in the operating account.
The Board is excited to continue with the accelerated curb appeal maintenance plan with the goal to bring the property aesthetic value (curb appeal) up to the current home values. Currently the Board notices the property appears neglected and in a state of deterioration, yet the home values are well over $250,000 in resales. This imbalance is what the Board is attempting to resolve as quickly as our finances will allow.
As a result we have some additional projects planned for 2026 that should help tremendously in meeting that goal. These include:
- Grounds resurfacing with new top soil and proper grass seeding to cover / eliminate the tree roots that are currently tripping hazards ($11,000).
- Repair and Replace Planter boxes that have been identified by the Board’s erosion control expert to have been damaged and deteriorated because of improper downspout placement / maintenance. ($124,000 this is a 75% savings over the cost projected in the Reserve Study.)
- Repair / repaint the front sign.

You should be receiving a copy of the budget below via USPS mail during the week of November 24. According to our bylaws and statutes, you have a 30 day time to review the budget. You may comment on the budget during the 30 day time frame and the Board will consider all comments.
A special meeting is scheduled for December 27 for the Board to consider any submitted comments, make any necessary changes and then vote the budget into operation to be effective January 1, 2026.
