2025-11-08 8355 Resale Inspection
Upon resale inspection the following Bylaw violations were noted as per Declaration Article V(a) which declares the owner has the responsibility of maintaining the patio area, planter boxes, and the patio fences:
- Bushes in front planter boxes need trimmed to no higher than the base of the windows.
- Patio fence needs repaired or replaced and painted. A dark shade of brown (mahogany brown) would be acceptable as the BOD is in the process of changing to new colors for the fence. (If you’d like to use one of the new colors on the chance that those new colors will be approved, let us know and we will provide the color numbers as well as the Sherwin Williams account number for huge discounts on paint purchase at the designated store.)
- Weeds and concrete blocks / bricks must be removed from patio area.
- Concrete patio pad is pulling away from brick wall of unit and needs repaired. Repair and normal maintenance of the patio is the homeowners responsibility as per the Declaration. Recommended repair as follows (Since the patio is otherwise solid and level):
- Clean out the gap well (shop-vac and stiff brush).
- Insert a foam backer rod to about ½” below the surface.
- Apply a self-leveling polyurethane or hybrid sealant rated for exterior horizontal joints (e.g. SikaFlex Self-Leveling Sealant or Quikrete Advanced Polymer).
- These will expand/contract with temperature changes and prevent water intrusion.
- Avoid rigid fillers like mortar—they’ll crack again.
- If desired, you can finish with a light dusting of dry sand over the sealant before it skins over, to match the concrete color and reduce tackiness.
2026-02-26 Resale Re-inspection
All items above remain unresolved and are incorporated herein as continued violations of the bylaws and must be taken care of and resolved according to the bylaws.
- Remove excess foam insulation from siding at A/C line entry into wall in patio area.
No improvements or resolution of previous violations. Fines can be assessed if maintenance is not done in a timely fashion according to the bylaws.
