• 2025-11-06 Special Meeting – approve sewer back up clearing in 8379 basement, including demolition  of storage unit framing and remaining storage items (Junk Knights), and remediation of mold and sewage (Eco Clean) and remaining demolition of storage unit framing.
• 2025-12-02 Special Meeting – approve bench change order and price increase to $480 per bench to now include new foundations on all benches.
• 2025-12-14 Special Meeting – approve sewer line clearing (Howard) in building 7 (8385, 8387), to include remediation and restoration as recommended by Eco Clean.
• 2025-12-23 Special Meeting – approve sewer line repair behind 8381 to include reverse clean out installation for $5820 done by Howard Plumbing.

Motion & Discussions

Minutes Review:

Ms. Fink reported that she and the Board secretaries are behind in preparing minutes for prior special meetings. Of the 25 special meetings held, 5 sets of minutes have been fully documented; the remaining meetings are reflected only in summary form.

Mr. Nguyen proposed that the Board approve the existing summary minutes for those prior special meetings and direct that all meeting minutes be prepared in full going forward.

Motion presented by Mr Nugyen: Move to approve the summary minutes as presented for the previously held special meetings and to require that all future meeting minutes be documented in full in accordance with Board requirements. Motion seconded by Mr Payne. Motion passed: 3 in favor, 0 opposed.
