ADR 5% increase in annual fee.
- Approved ADR’s contract last meeting. They since requested a 5% increase retroactive to July 1, 2025 taking annual fee from $10,770 to $11,308.50 giving $942.38 per month beginning July 2025 with an additional payment of $44.88 in July and the remaining 11 payments for 2025 / 2026 to be $942.38. Motion seconded by Mr Payne. Approved 3 in favor, 0 opposed.

8325 (Building 2) rear gutter repair – $2875
- Review and approve proposal by Quality Roofing to repair facia and replace damaged gutter on 8323 – 8325. See contract here. Drip edge was not included in the contract, Ms Murphy was tasked to ensure it is added into the contract. Motion passed: 4 in favor, 0 opposed.

Attorney’s Request a Meeting
- want a meeting to discuss our collections procedure.
- VP and Pres are currently liaisons and will hold discussions. Does anyone else from BOD want to join?
- Unclear what part of our collections procedure is being questioned as it is all right from the bylaws.

Collection Case
- From attorney:
- Homeowner offered to pay $53.77 per month toward the $14,887.84 debt. The term of the payment plan would be 277 months, or approximately 23 years.
- Please let me know if the Board wants to approve that payment plan. I recommend that it not do so.
- As for the lender, it is unclear whether they intend to pay the full amount of the $14,887.84 debt or only the $984.92 priority portion of the lien under Section 11-110 of the Maryland Condominium Act. So, at the moment, and until further information is received from the lender, there is nothing to negotiate with them.
- From President: We can have attorney encourage the owner to talk to the lender for an equity loan / refinance.
- Assessments in arrears are not reported to credit reporting agencies, so credit score should not be an issue in extending a mortgage.
- Motion to deny the payment plan. Motion seconded by Mr Payne, Motion passed 4 in favor, 0 opposed.

Budget Committee
- We need a budget committee to help generate budget each year and then monitor it throughout the year. Please volunteer to help with this! Must have computer and be able to access and manipulate simple spreadsheets.

- Need woodworking artisan / DIY’er / handyman to work with us. Still looking for someone local, from our community would be preferred.
