- White doors were not part of the original color scheme. While this is not currently a strict violation, eventually door colors will be returned to those original colors.
- Weeds in front planter boxes need removed. Vines growing up brick must be removed.
- Exterior wires on side of building need removed. Communication wires need to enter at the front of the unit and then be fed inside the unit which is the owner’s property. The building is owned by the association. Without express permission, the communications lines must enter the front and not be run along the outside walls of the building.
- The electrical wires in the ground originating on the patio and trailing slightly underground along the side of the building must be removed. These appear to have been the electric source for the lights in the tree in the front as well. The lights also need to be removed from the tree.
- Patio fence needs repaired and painted. A dark shade of brown (mahogany brown) would be acceptable as the BOD is in the process of changing to new colors for the fence. (If you’d like to use one of the new colors on the chance that those new colors will be approved, let us know and we will provide the color numbers as well as the Sherwin Williams account number for huge discounts on paint purchase at the designated store.)
- Additional permanent fence structure must be removed. The bylaws clearly state no permanent structures can be added.
- Patio door framing needs repaired and painted. The communication / electrical wires running along the door frame must be removed. (See #3 above.)
- Weeds must be removed from patio area. Red concrete blocks are ok because they are not permanent.
- Concrete patio pad is pulling away from brick wall of unit and needs repaired. Repair and normal maintenance of the patio is the homeowners responsibility as per the Declaration. Recommended repair as follows (Since the patio is otherwise solid and level):
- Clean out the gap well (shop-vac and stiff brush).
- Insert a foam backer rod to about ½” below the surface.
- Apply a self-leveling polyurethane or hybrid sealant rated for exterior horizontal joints (e.g. SikaFlex Self-Leveling Sealant or Quikrete Advanced Polymer).
- These will expand/contract with temperature changes and prevent water intrusion.
- Avoid rigid fillers like mortar—they’ll crack again.
- If desired, you can finish with a light dusting of dry sand over the sealant before it skins over, to match the concrete color and reduce tackiness.
