2025-09-26 597 Refinance Inspection
- Patio fence needs repaired and repainted, or totally replaced (preferred). Needs to be leveled with neighbors. Condition is due to owner’s neglect making owner liable for costs to repair or replace. Fence needs to be level with 599 and integrated into the corner post as it had been in the past. Repair / replacement of fence partition adjacent to 599 should be shared cost with 599 and 597. If replaced, must be painted after wood dries usually 3 – 6 months. Repair / replacement of fence partition adjacent to 595 should be shared cost with 595 and 597. If replaced, must be painted after wood dries usually 3 – 6 months.
- Weeds/Ivy must be removed from patio area. Ivy is too intrusive to be in the patio area. Plants must be removed from the brick and cannot be allowed to grow up the wall as that causes the common element wall to be damaged (the wall is common element). Any damaged detected in the brick or morter from the ivy / weeks growing up the wall must also be repaired (repointing or tuckpointing) at the owner’s expense.
- Shared air conditioning condensation drainage pipe appears to be buried. These must be daylighted. Uncover the drainage and test to ensure it flows freely without any blockage. (This may be on 599 side, I’m not sure. Check and report it’s location and ensure it is flowing freely. It is shared condensation between 599 and 597.)
- Blue was never an allowed color for doors or trim. (See #1 Bright Red Color Scheme below.) Please paint all blue trim to the required Sherwin Williams color. It doesn’t have to be Sherwin Williams paint but should be the same color – the number can be matched to a different brand. This includes the trim around the patio door.
- White doors were also never part of the original color scheme although previous BOD’s allowed the white door. We will continue to allow the white door where they exist but will not approve new doors be white. If you decide to paint the door to the original color scheme use one of the 2 colors listed below as well.
