2025-09-04 8369, 8371, 8373 Member Requested Inspection
History
3 September 2025 – Unit owner 8373 requested assistance and submitted a complaint of the condition of the fence adjoining 8373 and 8371.
4 September 2025 – 2 BOD members inspected the fences and patios of 8373, 8371 and 8369. All are in violation as follows:
- No trees are allowed in the patio area. All trees and weeds must be removed. All vines growing up the side of the building must be removed.
- The fence adjoining 8373 and 8371 must be REPLACED as the tree growing through it has made the condition beyond feasible repair.
- The fence adjoining 8371 and 8369 must be REPLACED as the tree growing through it has made the condition beyond feasible repair.
- The fence partition of 8369 needs repaired and painted.
- The fence partition of 8371 needs repaired and painted.
- The fence partition of 8373 needs repaired and painted.
- The fence partition adjoining 8373 and 8375 needs painted.
- The fence partition adjoining 8369 and 8367 needs painted.
- The dryer vent on 8373 needs replaced.
- The dryer vent on 8371 needs replaced.
- No visible AC condensation line extending from exterior wall at patio under electrical meter for either 8373 or 8369. It is therefore probably buried. This is the homeowner’s responsibility to maintain and can have ramifications to the neighbor who shares the line.
- 8373 – Please clear debris, rocks and dirt from wall below electrical meter box until the AC condensation line is found and clear it so that it flows properly and is day-lighted.
- 8369 – Please clear debris, rocks and dirt from wall below electrical meter box until the AC condensation line is found and clear it so that it flows properly and is day-lighted.
- 8371 – Common area blocked in violation of bylaws. (The board may eventually allow pet barriers as many people today use these, but at this time we have not made that decision.)
- Paint color for the fence will be provided by the BOD no later than 19 September 2025.
- Dryer vents do not need to match the color of the siding but do need to integrate with the siding properly. Having a bird barrier on the vent would be preferred.
The owners of 8369, 8371, 8373 all have 30 days to work together in a neighborly fashion and correct these violations. If you cannot or do not want to work together and want the BOD to contract out the work, we can do that, but the cost will be split evenly between all 3 unit owners and assessed to each account accordingly. Each owner needs to let the BOD (American Dream) know if you intend perform repairs yourself (or with your own contractor) or if you want to contract it out using the BOD’s contractor by September 19, 2025.
If arrangements are not made with the BOD by 19 September and the violations are not completed by September 30, 2025 (10 days longer than the bylaws require!) then the BOD will contract out the work and the costs will be assessed evenly and according to work that is not yet completed.
