- Patio fence needs painted. Appears to have never been painted; that pressure treated wood was left unfinished and is now molded. Needs mold removed (pressure washed) and painted.
- Cable line from cable box needs to be buried from the box to the exterior wall of the unit, this is according to AACO codes.
- No visible AC condensation line extending from exterior wall at patio. It is therefore probably buried. This is the homeowner’s responsibility to maintain and can have ramifications to the neighbor who shares the line. Please clear debris and dirt from wall below electrical meter box until the AC condensation line is found and clear it so that it flows properly and is day-lighted.
- Common area blocked in violation of bylaws.
- Sliding door frame adjacent to brick needs caulked.
- Front planter boxes need weeds and trees removed.
- Planter box landscaping ties appear to be unmaintained which is a violation of the declaration / bylaws. Repair and maintenance is homeowner’s responsibility. Association is responsible for replacing but only if neglect is not found. It is currently unclear if the downspout being in need of repair and the Association’s responsibility, contributed to the deterioration of the planter box landscaping ties. As such, the violation will be waived this time and the Association will be responsible for repair / replacing the landscaping ties at a later date, probably fall 2025 or spring 2026.
