2025-03-03 591 Resale Inspection
- Patio has tile laid on top which is not according to the bylaws. The BOD has discussed and will exception the tile in with the following conditions:
- Tile must be maintained and / or replaced at home owner’s full expense. If removed concrete must be returned to its original condition at the full expense of the homeowner.
- Council is removed from all liability of the costs for repair or replacement of the tile under all conditions or any damages or injury resulting from the installation or existence of the tile. This means if the Council / Association needs to replace the concrete the tile will be removed and will only be replaced or repaired at the homeowners expense. And if anyone slips and falls because of the tile, the homeowner will have full responsibility of any liability resulting from that.
- Note: We like the tile! It looks nice! We just cannot accept any liability resulting from it’s installation.
- Fence needs repair or replaced, and painted.
- Front door needs frame painted. Front door is also in need of painting but BOD will accept this now as it is, because whole community standards on the doors have not been enforced at this point. When we have a full community inspection, the door will then need to be painted and painted using one of the approved colors.
- Patio leaves need removed. There should be an air conditioning condensation drain on this patio that must be cleared of all debris and open to the sunlight.
