Planter Box Repair Project – $124,321
Reserve Study Item RS-33. Reserve study estimate $526,500 for full replace. This proposal is for repairs instead of replace.
The bylaws / declaration state responsibility for maintenance and repairs of the planter boxes is on the homeowner. The association has responsibility to provide proper erosion control and to route storm water from down spouts in manner that does not contribute to erosion and deterioration of the planter boxes. Because the BOD has been negligent in it’s duty to provide proper erosion control and storm water management, BOD will repair / replace those planter boxes whose current deteriorated condition is the result of prior BOD’s neglect and proper maintenance.
All other planter boxes must be continued to be maintained (or replaced) according to the governing documents by the homeowner. The BOD will not replace a homeowner responsible item that has been neglected by the homeowner. In fact the BOD is obligated not to pay for repairs or replacement of homeowner responsible items that have been neglected by the homeowner.
