Resale package request inspection showed the following bylaw and declaration violations.
- The color combinations do not allow for a black front door. While 8417 does have black shutters, a color mistake by the HOA a few years ago, the bylaws / declaration state replace with like color and like kind/style. Therefore the door should have been replaced or repainted with the original chestnut brown that was there when they purchased it a few months ago. The HOA will fix the colors of the shutters sometime in the future. The neighbor has not yet been violated on her door simply because HOA hasn’t had a full community inspection yet, 8419 door will be violated in due time.
- Fence needs many repairs. See paragraph a of Article V of the Declaration – “Notwithstanding the immediately preceding sentence, structural maintenance, repair or replacement, and all expense relating thereto, of patios and patio privacy fences shall be the responsibility and obligation of the unit owner or in the case of patio privacy fences, the joint obligation of the owners to which such elements appertain, and the council shall have no obligation for any such expense.”
- Support between 8419 & 8417 needs raised to make the back panel level.
- fence adjacent to 8419 needs to be only 1 layer. Remove one layer to return to original as the other side is.
- Slats need to be properly attached on 8419 side.
- Slats need painted and repaired on 8415 side.
- Electrical line from meter into house is safety issue and needs repaired by qualified electrician.
- Patio concrete slab joints need properly filled.
- Front planter box bushes need trimmed to below the base of the windows.
- Front planter box landscaping ties need cleaned.
