Meeting called to order at 1:30 PM.

Hire Howard Plumbing to Investigate and Repair Shared Kitchen Line – 8422 / 8424

Motion to hire Howard Plumbing to investigate and repair shared main kitchen line in the kitchen wall of 8422 and 8424 for initial price of $1800 to start the investigation and resulting in follow costs of $6,275 to be paid from the reserve funds if necessary. Motion brought forth by Ms Fink, seconded by Mr. Payne.

Discussion – Received email from American Dream that sewer water was coming onto the kitchen floor from the sink cabinet and from the wall behind the sink. HP investigated by cutting holes in the base sink cabinet and into the wall. From that they found the pipe running in the concrete block wall had failed and had huge track of cracks in it. The holes continued for several feet down the line which went into the living room area.

The failed pipe had been installed inside the concrete block support wall of the building. In order to repair the line if the new line were installed following the same path an engineer would be needed to ensure that the structural integrity of the wall would be maintained. Instead the line in the wall was abandoned and the new line was installed under the kitchen and living room floors where it then integrated into the main sewer line in the middle of the living room.

The effort was coordinated with EcoClean to replace the floors as needed and return the kitchen to it’s previous state.

Motion was passed 2 in favor, 0 opposed.
